Frequently Asked Questions
-
Is it acceptable to host a small BBQ on my balcony or patio?
Generally, no. Due to fire codes and smoke concerns, the use of open flame grilling (including charcoal and often gas) on balconies and patios is usually strictly prohibited in Japanese rental properties. Please check your lease agreement or contact the management office for specific rules regarding outdoor cooking.
-
My upstairs neighbor is often very loud late at night. How should I handle this?
Do not confront your neighbor directly if you feel uncomfortable. First, review your lease regarding quiet hours (usually 10 PM to 8 AM). Then, document the dates and times of the excessive noise. Submit a formal written complaint to the property management office, and we will address the issue with the resident. We strive to maintain a peaceful environment for all tenants.
-
I received an unusually high water bill. What could be the cause?
High bills can sometimes indicate a slow leak (e.g., a running toilet). Please inspect all faucets and toilets. If you cannot find a leak, contact the property management office. We can arrange for a maintenance check. You should also verify the meter reading on your bill against the actual meter.
-
My electricity suddenly went out. Who should I contact?
First, check your circuit breakers (main switch/breaker panel) to see if a switch has simply tripped. If that doesn't resolve the issue, and your neighbors still have power, please contact the property management office. If the issue appears to be a community-wide outage, please contact the local power company (Okinawa Electric Power Company, etc.) for status updates.
-
I have a leaky faucet in my kitchen. What should I do?
Please contact the property management office immediately to report the issue. Provide your name, apartment number, and a detailed description of the problem. We will arrange for a maintenance technician to inspect and repair it as soon as possible. Do not attempt repairs yourself unless instructed to do so.
-
The air conditioning unit is not working. Is this an emergency repair?
During the hot summer months, a non-functional AC unit is often considered a priority repair. Please call our 24-hour emergency line (if available) or the property management office right away. If it is after hours, follow the instructions on the answering machine.
